Virtual home staging providers compared 2026

What agents should look for when they have empty rooms furnished digitally. We compare provider categories — not individual competitors — by cost structure, delivery time, control over the result and labelling obligation.

Free plan with 10 credits — that is five virtually furnished images. Registration required.

What matters in the comparison

The market is hard to read because very different services run under the same term: a single AI tool, an agency with manual editing or classic staging with real furniture. These six points decide whether a provider fits your workflow.

Understand the cost model

Per image, per property, per room or subscription — and whether revisions cost again. Ask for the total price for one property with six to eight images.

Check the result quality

Do not judge the provider's marketing images; upload your own sample images and look at the result — perspective, proportions, light.

Styles and control

Which interior styles are available, and can you change the result without new costs? Different properties need different styles.

Labelling under Art. 50 EU AI Act

AI-generated or AI-modified images must be marked as artificially generated. Ask whether the provider implements this in a machine-readable and visible way.

GDPR and data processing

Where are the images processed, how long are they stored and are they used for model training? This needs clarifying before use.

Scalability

If you market regularly: how many properties can you handle per week, and how much effort does the process take per property?

The four provider categories compared

We compare categories, not providers: prices within a category differ by provider, region and scope. The ranges given are market observations with a date — not quotes from individual companies.

Sources of the ranges: DACH market observation, as of August 2026 (three independent provider sources for physical staging, price lists for agency services); industry rule of thumb 1–3 % of the property value. Zestio’s own prices come from the price list: 2 credits per virtually furnished image, Pro plan 29 € for 112 credits.

Where Zestio sits in this comparison

Zestio belongs to the all-in-one AI platform category: virtual home staging is one tool within a platform that covers the workflow around the listing.

  • Virtual home staging — furnish empty rooms digitally, several styles (modern, Scandinavian, classic, luxury), 2 credits per image.
  • AI image enhancement — correct exposure, colour, perspective and sharpness automatically, in Basic and Premium.
  • 3D tours — as a scan or direct upload, for the 360° walkthrough in the listing.
  • Floor plans — from sketch to 2D/3D, to scale with room labels and square metres; in the credit model without extra costs.
  • Property videos — with music, text overlays and branding, 15 credits.
  • Exposé generator — automatic property description based on a language model.
  • Listing publication — distribution to four portals: ImmobilienScout24, Immowelt, Immonet and eBay Kleinanzeigen; OpenImmo-compatible.

GDPR and labelling obligation

Labelling is mandatory, not optional. Under Article 50 of the EU AI Act (in force since 2 August 2026), AI-generated or AI-modified images and videos must be marked as artificially generated in a machine-readable way. In addition, a visible notice must be present. Whoever uses the images in marketing must disclose that they are AI content where the content could look like real photographs. Using the official EU icons is voluntary — the obligation itself is not.

Simple assistive editing is exempt. Anyone who only corrects exposure, sharpness or colour falls under the exemption for supporting standard editing. As soon as rooms or objects are added, removed or replaced, the labelling requirement applies.

What agents should ask the provider: Is the marking done in a machine-readable way in the image files (for example as metadata) and is there a visible notice? Is it documented which tools are marked and which are not? You need these records if a seller or a court later asks how an image was produced.

GDPR: Listing images rarely involve personal data, but you should know where the images are processed, how long they are stored and whether they are used for training models. Zestio processes images to perform the contract; details are in the Privacy Policy.

Note: this page describes the regulatory framework for practice and is not legal advice. The agent remains responsible for their own marketing.

Frequently asked questions

+What does virtual home staging cost?

Virtual staging through an AI platform usually costs a few credits per image: at Zestio 2 credits per staging image, which in the Pro plan (29 € for 112 credits) works out to about 0,52 € per image. Manually edited virtual staging through an agency sits at around 150–300 € per photo in the market observation (DACH, as of August 2026). Physical home staging with real furniture typically costs 2.000–6.000 € per property with three rooms, and 8.000–15.000 € for luxury properties; the industry rule of thumb puts it at 1–3 % of the property value.

+How quickly are results available?

AI-supported virtual staging returns a result in seconds to minutes that you can change immediately. Agency services usually take 24 to 72 hours, and physical staging days to weeks, because furniture has to be delivered, set up and later collected again.

+Does virtual home staging have to be labelled?

Yes, if images are AI-generated or AI-modified: under Article 50 of the EU AI Act (in force since 2 August 2026) the provider must mark such content as artificially generated in a machine-readable way and provide a visible notice. Whoever uses the images in marketing — usually the agent — must disclose that they are AI content where the content could look like real photographs. Using the EU icons is voluntary; the labelling obligation is not. Simple assistive edits such as exposure or sharpness do not fall under the obligation.

+Is virtual home staging allowed in marketing?

Yes, it is common practice: empty rooms are furnished digitally so that enquirers can recognise how the space could be used. This is permissible as long as no properties are warranted that do not exist — the furnishing is an illustration, not a promise. That is why labelling as an AI image belongs with it, and condition details in the exposé must describe the actual condition.

+What should agents look for when choosing a provider?

Four points: the cost model (per image, per property or subscription — including revision costs), the available styles and your control over the result, labelling under Article 50 and data processing. If you need photos, floor plans, tours and the exposé in one workflow, a single platform saves time compared with several separate tools.
