Two related questions have their own pages: what staging actually changes in a listing and what the term digital staging covers.

Staging is one of the few levers that changes how a listing performs before a single buyer walks in. The cost, however, varies by a factor of several hundred depending on the route you take. This comparison breaks down what each option costs in the German market, what the price difference actually buys you, and where the numbers used in most staging marketing come from.

Home staging, virtual staging, digital staging: what the terms mean

The three terms get mixed together, so in order of clarity:

- Home staging (or physical staging) means renting real furniture, moving it into the property, styling it, and removing it after the sale.

- Virtual staging means the room stays empty and furniture is rendered into the photograph afterwards. Buyers see a furnished room that does not exist.

- Digital staging is used loosely for both; when a vendor says it, ask whether furniture is physically present. That single question tells you which cost bracket you are in.

The distinction matters commercially, not pedantically: physical staging prices scale with rent, transport and time, while virtual staging prices scale with the number of images.

Manual virtual staging (agency)One-off premium images€150–€300 per image24–72 hours

What physical staging costs

Physical staging means renting furniture, moving it in, styling the rooms and clearing it out again. Ranges for the German market:

- Furniture rental: €1,500–€3,000 per month

- Transport and setup: €500–€1,000

- Storage: €200–€400

- Stylist consultation: €300–€800

- Total per property: €2,500–€5,200

Costs that appear afterwards:

- Damage insurance: €200–€500

- Each additional month of rental: €1,500–€3,000

- Restoration of damaged items: €300–€600

- Coordination time: 5–10 hours of agent time

When physical staging still wins. When the buyer physically walks through the door during a premium viewing, a €1M+ listing justifies real furniture, and model homes need to be walkable. For an empty 70 m² apartment listed at €350,000 with a photo-driven first contact, the maths rarely works.

What a staging agency costs

A virtual staging agency delivers edited images with human judgement behind each room.

- Per image: €150–€300

- Typical package of 8–10 images: €1,200–€3,000

- Each revision: €50–€100

- Rush delivery within 24 hours: €100–€200

At €200 per image, a ten-room property reaches €2,000. For an agent with 20 listings a year, that is a five-figure annual line item — which is why many listings are published unstaged, not because staging does not work, but because the price per image does not survive contact with a portfolio.

What AI virtual staging costs

With software, the unit is a credit rather than an image editor's hour. At Zestio one staged image costs 2 credits, and every re-run costs credits again — there is no free edit mode, which is worth stating plainly because "unlimited revisions" is a common promise elsewhere.

Current pricing (see /pricing for the live table):

- Free: €0, 10 credits — enough to stage five images

- Pro: €29 per month, 100 credits per month

- Enterprise: €99 per month, 500 credits per month

- Top-ups: 50 credits €9, 200 credits €29, 500 credits €59

For the agent with 20 listings a year and ten staged images each, that is 200 images per year, or 400 credits. The Pro plan at €29 per month covers it — 1,200 credits a year for €348 — with room for retries.

RouteAnnual cost, 200 images
Physical staging€50,000–€104,000
Manual virtual staging agency€24,000–€60,000
AI virtual staging (Pro plan)€348

The last line is the honest one: neither virtual route gives the buyer furniture that exists. What it gives is a room whose proportions can be read, and that is what the photograph is for.

What the comparison shows — and what the numbers behind it do not

Search for staging statistics and you will find claims like "staged homes sell 10 % faster" or "88 % of buyers can visualise a property better when staged". Most of these trace back to surveys run by staging associations or by vendors selling staging, are rarely independently replicated, and almost never separate physical from virtual staging.

What is reliably measurable on your own listings, within a few months:

- Click rate on the main image in portal search results

- Inquiry rate per 1,000 listing impressions - Share of inquiries that ask to view rather than ask for the price

- Days from listing to accepted offer

Track those four numbers across staged and unstaged listings and you have a defensible answer for your own market, which is worth more than any borrowed percentage.

The cost argument, in contrast, needs no study: staging one image costs 2 credits, and a single avoided price reduction of €5,000 pays for years of it. That reasoning holds even if the effect is far smaller than the marketing claims suggest.

Labelling: what the EU AI Act requires

If a room in your listing was furnished by AI, the image is synthetic content and must be identifiable as such. In the EU, Article 50 of the AI Act requires transparency, and for property marketing the practical form is a discreet label on the image itself — not a footnote on page four of the expose. AI-generated video and 360° tours fall under the same rule.

Two consequences for international agents listing in the EU:

1. A machine-readable or clearly visible marker on synthetic images is the safe route.

2. Telling buyers that a room was virtually staged is not a competitive disadvantage — buyers already assume it. An unlabelled synthetic image is the risk, not a labelled one.

FAQ

Is virtual staging as effective as physical staging?

For the first impression in a portal search result, yes: both make an empty room readable. For a premium viewing where the buyer stands in the room, no — real furniture is the experience. The two routes are not substitutes at the top of the market, and they are not priced as if they were.

Can buyers tell an image is virtually staged?

Often, yes — and that is not the problem it is made out to be. The problem is a listing that pretends otherwise. Label the image, and the discussion ends before it starts.

How many images should be staged?

Living room, master bedroom, kitchen and the main outdoor view carry most of the effect. Four to six staged images across ten listing photos is usually sufficient; staging every room including the hallway spends credits on images nobody studies.

What happens if I need a style that is not in the library?

Then it is a manual job. AI staging covers the common interior styles; a specific designer look or an unusual architectural feature still needs an editor.

Does virtual staging work for empty new-builds?

Yes, and that is where the gain is largest: an empty new-build has nothing to look at, and staged images are often the only way a buyer can judge room sizes and furniture layout before completion.
