Best AI Tools for Real Estate Agents 2026: 10 Compared
Ten AI tools that hold up in day-to-day agency work — what each one actually does, what it costs, and which combination fits a one-person office versus a team.
Two disclosures before we start. Zestio is our own product, which is why it appears in this list at all; we have marked the places where that matters. And you will not find percentage savings claimed anywhere in this text: figures like "agents save 40% of their working week" are vendor marketing, not measurement. What each tool removes from your desk is described in plain language instead.
Why AI tools are hard to choose
Agency work is a chain of small tasks: photos, listing copy, enquiries, viewings, market data, contracts. Each of those tasks has tools that do it faster — but the tools rarely talk to each other, and every additional subscription has to earn its monthly fee.
The useful question is therefore not "which AI tool is the best", but "which two or three tools shorten the parts of my week that I actually feel". The list below is ordered accordingly: first the tools that carry a whole work step, then the specialists.
The 10 tools compared
Each entry states what the tool does, what it costs, and where its limit is.
1. Zestio — AI image work and virtual tours
What it does: Zestio handles the media side of a listing in one project — image enhancement (exposure, colour, perspective, sharpness), virtual staging of empty rooms, 3D tours from photos, floor plans, property videos and listing copy. Publishing runs to four DACH portals: ImmobilienScout24, Immowelt, Immonet and eBay Kleinanzeigen, OpenImmo-compatible.
Where the limit is: it is not a contact database and not an accounting package. Anyone looking for a complete office system will need a second tool.
Price: free plan with 10 credits, Pro 100 credits for EUR 29 per month, Enterprise 500 credits for EUR 99 per month, no minimum term. Each action costs a fixed number of credits, so the cost per listing is calculable before you start.
Fits: agencies of any size that want the presentation chain — photos, staging, tour, copy — in one place instead of five subscriptions.
2. ChatGPT — copy and communication
What it does: drafting listing descriptions, email templates for owners and applicants, social posts, and answer scripts for viewings. Its real strength is the second draft: you describe the property, it produces text you then correct.
Where the limit is: no property-specific features, no knowledge of your portfolio, and it will confidently invent details if you let it. Every output needs checking — especially square metres, year of construction and energy values.
Price: free tier available; paid tiers are published by OpenAI and change regularly — check before budgeting.
Fits: everyone, as a drafting tool. Not as a source of facts.
3. Midjourney — virtual staging from prompts
What it does: generates photorealistic interiors from text prompts. Used for staging empty rooms, seasonal garden visuals, or showing a construction site as a finished space.
Where the limit is: prompt-to-image means you describe what you want and get an image that may not match the actual room. For a legally usable listing image the room geometry has to stay intact, which prompt-based generation does not guarantee. It also produces images that must be labelled as AI-generated when published in the EU (see our piece on AI Act disclosure).
Price: subscription tiers published by Midjourney; the entry tier starts around USD 10 per month.
Fits: design-led agents who want maximum creative control and are willing to iterate.
4. Matterport — 3D tours
What it does: the reference standard for 3D walkthroughs, with automatic room measurement, furniture detection and, in newer versions, generated room descriptions and condition reports.
Where the limit is: hardware. A professional scan requires a dedicated camera in the low five figures, or a service provider at EUR 200–500 per property. For a single-family house that is often out of proportion.
Price: subscription tiers published by Matterport (starter around USD 10 per month, professional around USD 69), plus hardware.
Fits: premium and architecturally demanding properties where centimetre-accurate measurements matter.
5. Jasper — listing copy
What it does: marketing copy with a brand voice. You feed it a handful of your own listings and it reproduces your tone; useful for agencies with several writers.
Where the limit is: expensive for what it does if you only write a few listings a month — a general model plus a good template gets close.
Price: tiers published by Jasper, entry level around USD 49 per month.
Fits: agencies producing copy at volume with a consistent tone of voice.
6. HubSpot — lead management
What it does: a sales and contact platform with lead scoring, sequences, appointment scheduling and reporting. For agencies above a certain enquiry volume it replaces the spreadsheet plus inbox arrangement.
Where the limit is: the setup effort. Below roughly twenty enquiries a month the configuration costs more time than it saves.
Price: free entry tier; paid tiers from around EUR 15 per month upwards.
Fits: agencies with steady enquiry flow and more than one person handling it.
7. PriceHubble — market analysis
What it does: automated property valuation for the DACH market, based on transaction data, with price-development forecasts and a recommended asking price.
Where the limit is: it is a valuation input, not a decision. Local knowledge of a street or a building still wins over any model.
Price: from around EUR 99 per month, higher tiers on request.
Fits: sales agents who want to argue price with owners on data rather than gut feeling.
8. LexCheck — contract review
What it does: flags risky clauses, missing standard passages and unusual wording in contracts.
Where the limit is: it does not replace a lawyer, and its coverage of German contract law should be verified before relying on it for anything binding. Treat it as a second pair of eyes.
Price: published tiers from around USD 99 per month.
Fits: agencies handling a high volume of contracts without in-house legal support.
9. Canva — design for listings
What it does: layouts for listing documents, social formats, flyers and window displays, with background removal and brand kits so every output looks like it belongs to the same agency.
Where the limit is: templates are recognisable, and real estate specifics (floor plan annotation, exposure sheets) are not its strength.
Price: free tier; paid tiers around EUR 12 per month.
Fits: solo agents and small offices without a design budget.
10. onOff — phone assistant
What it does: an AI-backed second phone number that answers standard property questions, books viewings and sends out documents.
Where the limit is: the first call is the one where trust is built. An AI assistant is good at triage and bad at the conversation where someone decides whether they like you.
Price: entry tier around EUR 10 per month.
Fits: solo agents who miss calls while they are on viewings.

"Check" means exactly that: whether a US provider offers an EU data centre and a data processing agreement is worth confirming in writing before you upload client data.
How to build your stack
Nobody needs all ten. The sensible combination depends on size and specialisation.
The starter stack (EUR 0–29 per month)
For a solo agent with five to fifteen properties:
- Zestio free plan — image enhancement and the occasional staging
- ChatGPT free tier — first drafts - Canva free tier — listing layoutsWhat that changes: photographs stop being a weekend task, and listing copy stops being a blank page.
The professional stack (EUR 100–200 per month)
For an office with twenty to fifty properties:
- Zestio Pro, EUR 29 per month — images, staging, tour, floor plan, copy
- ChatGPT paid tier — listing and owner communication - HubSpot entry tier, around EUR 15 — enquiries stop living in the inbox - PriceHubble entry tier, around EUR 99 — priced arguments for owner meetingsWhat that changes: enquiries have one place and owners get a data-based price instead of an opinion.
The team stack (EUR 400–800 per month)
For larger offices with a hundred or more properties:
- Zestio Enterprise, EUR 99 per month
- HubSpot mid tier - PriceHubble mid tier - Matterport for the premium segment - onOff for call triageWhat that changes: the media side, the enquiry side and the phone no longer depend on one person being available.
What does switching cost?
The honest answer: the subscriptions are the small part, the change of routine is the large one.
The external costs below are the market ranges agencies have quoted to us for the same work; treat them as an order of magnitude, not as a study.
| Task | Typical external route | Typical monthly cost | Tool route |
|---|---|---|---|
| Image editing, per property | Freelance retoucher or photographer | Four-figure sums per property | Credits per image |
| Listing copy | Copywriter | Per text, four-figure sum per batch | Draft plus review |
| Enquiry handling | Part-time assistant | A four-figure monthly salary | Subscription plus setup time |
| Market analysis | Research reports | Per report | Subscription, unlimited queries |
What actually costs money at the start is the hours spent learning the tools and rewriting your own workflow. Budget two to three weeks of half-days for the starter stack, more for a team.
Frequently asked questions
Is this compatible with the GDPR?
Depends on the provider, and the answer belongs in writing. European providers (Zestio, PriceHubble, HubSpot with an EU data centre) can show where data is processed. For US providers, check whether a data processing agreement exists and which region processes the data — before uploading client photos or contact details. Our privacy page documents what we process.
Do I need technical background?
No. All ten tools are built for non-technical users. The part that takes practice is not the software but deciding what you want: which photos, which wording, which price argument.
Which tool should I get first?
Start with the step that costs you the most evenings. For most agents that is the image and text work on a listing — which is exactly what Zestio covers, and why we built it. If enquiries are your bottleneck instead, start there; a media tool will not answer a single call.
What about AI hallucinations?
Real, and the reason for a simple rule: AI tools draft, people check. Contracts go to a lawyer. Market figures get a second source. And no image generation is used where millimetre accuracy matters — floor plans and area calculations come from measurements, not from a model. On labelling AI-generated images, see the EU AI Act piece.
Are there hidden costs?
Three places to look: usage limits inside a plan (credits, images, contacts), hardware (a 3D scanner is a capital purchase), and price tiers that grow with your contact count. Ask each provider for the cost at your expected volume, not at the entry tier.
