AI Interfaces 2026: Open Standards vs. APIs
The PropTech industry is facing a fundamental shift: open AI protocols such as MCP are replacing closed API integrations. What that means for agents, software vendors and competition — a strategic analysis with 5 forecasts for the next 24 months.
The Problem: 47 Different APIs
Real estate is one of the most fragmented industries in Germany. An average brokerage uses 5–8 different software tools — from CRM to listing portals to brochure generators. Every tool has its own API. Every integration costs time and money.
In 2026 a fundamental shift is emerging: open AI protocols are replacing closed API integrations. And that will reshape the industry.
Here is what the reality of German brokerage offices looks like:
| Task | Typical tool | API type |
|---|---|---|
| CRM & contact management | OnOffice, Flowfact | Proprietary REST API |
| Listing portals | Immoscout24, Immonet | Portal-owned interface |
| Brochure creation | Immopool, Zestio | Product API |
| Market data | Sprengnetter, empirica | Licensed data feed |
| Scheduling | Calendly, Microsoft Bookings | OAuth-based |
| Document management | DocuSign, Filestage | Third-party API |
None of these APIs speaks the same language. For every new integration a developer has to read the documentation, implement authentication, map the data fields — and maintain all of it again with every update.
A counter-example from practice: the Zestio property AI API exposes image optimisation, staging, video and floor plans as REST calls with an OpenAPI specification, and bills per call in credits with no base API fee.
The consequence: integrations are expensive, slow and error-prone. Small brokerages cannot afford external developers. Large houses spend six-figure sums on middleware solutions.
The 3 Drivers of Change
Why is this changing right now?
1. AI models need structured data access
GPT-5 and Claude-4 can run complex property analyses in 2026 — but they need data. Without API access to CRM, portals and valuation tools they stay blunt instruments. With MCP they become fully capable assistants.
2. Pressure from below
Over the past 3 years agents have seen more AI tools than in the 20 years before. But none of them talks to the others. Frustration is growing — and with it the demand for open standards.
3. Regulatory tailwind
The EU data strategy and the Data Act (in force since January 2026) require interoperable interfaces for digital services. MCP meets these requirements out of the box — proprietary APIs have to be retrofitted.
MCP vs. OpenAI Plugins vs. Custom APIs
| Criterion | Custom REST API | OpenAI Plugins | MCP |
|---|---|---|---|
| Standard | No (proprietary) | OpenAI-only | Open (Anthropic) |
| AI models | All (with code) | ChatGPT only | Claude, Cursor, Windsurf + more |
| Development effort | High | Medium | Low |
| Tool discovery | Manual | Manual | Automatic |
| Future-proofing | Dependent on the vendor | Dependent on OpenAI | Open standard |
MCP has one decisive advantage: it is the first protocol that is supported by several major AI vendors and at the same time open enough that any software can implement it — without licence fees or vendor lock-in.
5 Forecasts for 2026–2028
1. MCP becomes the de facto standard for AI integrations
By the end of 2027 at least 60% of new PropTech integrations will be based on MCP. Proprietary APIs will not disappear, but they will become legacy — like SOAP after the rise of REST.
2. CRM vendors open up their systems
OnOffice, Flowfact & Co. will offer MCP endpoints — not out of conviction, but because customers demand it. Anyone without an open AI interface loses the sales conversation.
3. "AI assistant for agents" becomes a standard feature
In 18 months every serious brokerage software will have a chat-based AI assistant that reaches all system functions via MCP. Not a luxury feature, but a hygiene factor.
4. Smaller PropTechs benefit most
Open-source MCP servers and standard tools cut integration costs dramatically. In 2027 a 3-person startup can reach an integration depth that needed a 20-person team in 2024.
5. The property market becomes more transparent
When AI tools can access listing portals, land registry data and valuation portals seamlessly, the information asymmetry between agents and clients shrinks. Agents have to redefine their value — not through an information advantage, but through advisory quality.
What Agents Should Do Now
1. Take inventory: Which software tools do you use? Which of them already offer MCP endpoints?
2. Build AI literacy: Test Claude Desktop or ChatGPT with connected tools to get a feel for what is possible 3. Ask about MCP before you buy: "Does your software offer MCP interfaces?" as a standard question in the demo call 4. Start small: Nobody has to rebuild their entire IT landscape tomorrow. But an awareness of open standards helps avoid expensive wrong decisionsOpportunities for Software Vendors
If you develop or operate property software yourself:
- Early-mover advantage: The first PropTechs with production MCP servers will win the early adopters among agents
- Lower integration costs: One MCP server replaces 3–5 individual API integrations - New audiences: MCP-compatible tools reach users who would never document a REST API — but who are happy to work with an AI assistantConclusion: Open Wins
The property industry has already missed several waves of digitalisation. Not this time: MCP and open AI protocols are not a gimmick for tech enthusiasts — they are the infrastructure on which the next generation of agent tools is built.
Whoever invests in open interfaces now saves the expensive migration in 3 years. Whoever waits pays double later.

Status: July 2026. The forecasts are based on current market observations, the growth of MCP-compatible tools (as of Q2 2026: 200+ MCP servers available) and the EU Data Act. Concrete product decisions should be based on your own IT strategy and current market developments.
